NYC Plus One ADU Program Is Now Accepting Applications
Mayor Mamdani’s office confirmed the program reopened after receiving over 1,300 interest submissions in its first two weeks. After years of planning and the passage of City of Yes for Housing Opportunity in December 2024 — which formally legalized ADUs in NYC zoning for the first time — the program now has its full funding and is open to all eligible homeowners.
NYC homeowners can receive up to $395,000 in low-interest and forgivable construction loans — significantly more than the $125K available to homeowners outside the city. The program is administered by HPD and Restored Homes HDFC, with Built by Bob guiding you through every step.
What counts as an ADU? Basement apartment conversions, attached or detached garage conversions, backyard cottages, attic apartments, and above-garage units. The ADU(Accessory Dwelling Units) must be used as permanent housing — not short-term rental — and one unit on the property must remain owner-occupied.
